Do I have to have an electrical inspection if I sell my property?

If you plan to sell your apartment or house, it is mandatory to be able to present an electrical inspection. When executing the deed the seller must give the inspection report to the buyer. 

If your home has an electrical system installed after 1 October 1981, an inspection report normally already exists. If you can no longer find this report or the installation is older than 25 years, you will have to have a new inspection carried out. 

What does an electrical inspection entail?

When an expert from an accredited inspection body comes to inspect your electricity, he or she will draw up a report describing the state of your installation and whether it complies with the standards. 

What should I do if my electrical installation is not satisfactory?

If your electrical system is not fully satisfactory it does not mean that you cannot sell your apartment or house. As a seller you are simply obliged to present an inspection report to the buyer. After the deed has been signed, the buyer has 12 months to have the installation made compliant if the installation was installed after 1 October 1981 and 18 months if the installation dates from before 1 October 1981.
