Do you need to apply for a planning permit if you want to build a carport?
Whether you need to apply for a planning permit to build your carport depends on a number of factors. Please note that, in addition to these conditions, the local regulations of subdivision permits in your municipality must also be taken into account. It is therefore best to always contact your municipality.
Attached carport
If you plan to install an attached carport, it depends on a number of conditions whether you only need to inform the municipality of your plans or whether you actually need to apply for a permit. Some of these conditions are:
- The surface area that you build on may be a maximum of 40m2 (in that 40m2 all the built-on structures must be included)
- The carport may not be higher than 4 meters
-The carport must be 2 meters from the property line if it is built in the backyard and 3 meters if it is built in the side yard
-If the carport is built against an adjacent building, it may come up to the plot boundary.
-The number of living units may not change
-It may not lead to a change of function
Detached carport
If you plan to build a detached carport, you can benefit from an exemption depending on a number of conditions:
-The surface of the carport may be a maximum of 40m2 (in this 40m2 all detached constructions must be included)
-The carport may not be higher than 3.5 meters
-The carport must be situated 1 meter from the plot boundary or be built against an already existing boundary wall on the plot boundary if it is to be built in the back garden
-The carport must be 3 meters from the property boundary if it is to be built in the side garden
-The carport must be built outside the 5 meter wide strip along watercourses
-The carport may not be built in a riparian zone, in spatially sensitive area or delineated in a sub-basin management plan or basin management plan
