If your home has solar panels and you want to sell the home, you have two options.

You can leave the whole installation in place or move everything with you. 

Option 1 : Leave the installation in place

If you leave the whole installation in place (with the agreement of the future owner), you can claim this as a surplus value when you sell. The exact value depends on the yield, the slope of the roof and the age of the panels. In addition, the green certificates will also be taken over by the new owner. All this makes the valuation complex, as it is difficult to predict whether these certificates will be granted in the future and, if so, for what amounts.

The current and new owner must complete and sign a form and return it by mail to the VREG (Flemish regulator of the electricity and gas market). These certificates will simply continue to run in terms of term and amount.

Option 2: Moving installation

If you move, you can also simply move your solar panels with you. The relocation of the entire installation will quickly cost a minimum of 2,500 euros, but the owner will then keep the certificates for the remaining term.

Attention: If the solar panels cannot be removed from the roof without damage, they must be considered as immovable property by incorporation. This allows their value to be taken into account when determining the selling rights at the time of sale.
