What is a post intervention file?

The post-intervention file is basically the collection of documents that provide information about everything related to your home. It usually includes the following elements:

-Building plans

-The specifications of the house

-Technical data sheets (e.g. overview of water pipes, electricity and ventilation plan)

-Purchase invoices

-Warranty certificates

-Instructions on the maintenance of electrical appliances

-Contractor and architect details 

This file makes it easier for a new owner to know where everything is located in the house and allows works to be carried out with less risk of damage (because there is a good view of where everything is located in the house).

Who compiles the post intervention file?

If it concerns a construction or renovation for which an urban planning permit has been issued, the post intervention file must be drawn up by an architect or a safety coordinator. If the work does not require an urban development permit, the owner may draw up the post intervention file himself.

Is it compulsory to have a post intervention file?

A post-intervention file must be compiled for all apartments or houses built with a building permit after May 1, 2001. This applies both to newbuilds and to conversions of existing dwellings (that were converted after 2001).

What if the seller does not have a post intervention file?

When you sell your house for which you should actually have a post intervention file, you are obliged to hand over this file to the buyer when executing the deed. If you don't have one at that time, you as the seller will have to have it drawn up by an architect or safety coordinator at your expense.
